In Connecticut, it is mandated that realtors and brokers take continuing educational classes in order to maintain their licenses.
I've been going to these classes for years, and I find it a complete waste of time... and think it is only another way for the state to make money.... That is until today.
I went to the mandated Current Issues 1 and 2 classes today. The first piece of information was that it is ILLEGAL to discriminate... NO KIDDING. Here we go again with information that is a given. Nothing new.
It wasn't until halfway through the second class on Current Issues 2, that this all changed. The instructor covered the topic of contracts and that in order for them to be valid they need to be in writing. Once again, I'm sitting there thinking that WE already know this. I was wrong. There was a women behind me that stated in her office a VERBAL contract is as good as a written one. The instructor, and a few others in this class tried to explain that you can have a verbal office on a property that the seller agrees to, but until the contract is signed, it is not a signed, sealed and delivered contract. Therefore, if another offer comes on the property this offer would need to be presented to the seller.
I hope I am wrong, but I feel she left the class still believing what she is doing is correct.
