WARNING FOR PEOPLE TALKING ON CELL PHONES

I just want to take a moment to let everyone (primarily in the state of Connecticut) that if you don't have an earpiece for your cell phone.. don't talk and drive at the same time.  I hear the police are really clamping down on this.  As you know it is illegal talk on them and drive at the same time here in Connecticut.  I'm not sure what other states are affected by this.

I was pulling out of my Cromwell office this afternoon, and there were 10 cars that were stuck behind a school bus going by me.  Out of the 10 vehicles that past, 6 people who were driving were literally speaking on their phone..with no earpiece involved.  Not good odds. 

So either take a moment and hook up the earpiece or wait to make that phone call/or answer one until you can pull over.  I don't want to see anyone get a ticket.

CHANGES.. MILL RATES... IT'S THAT TIME OF YEAR AGAIN.

Hello all members of ActiveRain.

I'm at the office today, and I've run into this twice today.  Buyers I am helping out do NOT want to put an offer in on potential properties until they know what the new mill rate will be in those towns, so they can see what they will be paying for taxes.  I can see this to a point, but it is not going to make a huge difference.

Revalues were done, and for the most part the assessed values have gone up.  I try to educate the prospective buyers that the mill rate will hopefully go down, but this DOESN'T mean their taxes will.  There is not one town around (that I know of) where the homeowners will pay LESS in taxes than last year.  Everything is going up.. so why do they feel they shouldn't or don't want to pay more for taxes?  Why should a buyer hold off putting in an offer on a property one really wants??  THE TAXES ARE GOING TO BE, WHAT THE TAXES ARE GOING TO BE.

You should buy the house you want... taxes (everything for that matter) are going up.

CONTINUING EDUCATIONAL CLASSES

In Connecticut, it is mandated that realtors and brokers take continuing educational classes in order to maintain their licenses.

I've been going to these classes for years, and I find it a complete waste of time... and think it is only another way for the state to make money.... That is until today.

I went to the mandated Current Issues 1 and 2 classes today.  The first piece of information was that it is ILLEGAL to discriminate... NO KIDDING.  Here we go again with information that is a given. Nothing new.

It wasn't until halfway through the second class on Current Issues 2, that this all changed. The instructor covered the topic of contracts and that in order for them to be valid they need to be in writing.  Once again, I'm sitting there thinking that WE already know this. I was wrong.  There was a women behind me that stated in her office a VERBAL contract is as good as a written one.  The instructor, and a few others in this class tried to explain that you can have a verbal office on a property that the seller agrees to, but until the contract is signed, it is not a signed, sealed and delivered contract.  Therefore, if another offer comes on the property this offer would need to be presented to the seller. 

I hope I am wrong, but I feel she left the class still believing what she is doing is correct.
