This morning I went for physical therapy I my knee. My therapist is looking for a house and fell in love with one. So she put an offer in on a property that the owners accepted. She came in close to full asking, because she really liked the place and could see herself living there. Being a first time home buyer I can empathize with her excitement.
No, I'm not her realtor, she was already working with someone by the time I met her. I just listen to her stories.
The home inspection was done a little over a week ago, and after the inspection was completed, it was made clear that the roof needed to be replaced. She is going FHA and this is one of the requirements she was told needs to be addressed. The owners got quotes and came back with splitting the cost to have this done. The only way the therapist could do this was to tack it onto her mortgage, which meant that she would then be paying over asking price, and most like the property would not appraise out. Plus, it would make her payments more than what she could afford.
She ended up having to sign a release to get her deposit back.. all over $2,800.
With it being a buyers market, and this buyer coming in very close to asking, why isn't the seller just paying to get the roof done? If this home sits for more than 2 months, it would have cost the sellers more between the mortgage, and the cost to heat it. Being in New England the nights are getting cooler, and there is no way that they could go without heating it for that long. Are these sellers cutting off their nose despite their face? Do the sellers have unreal expectations?
