For some time now, and not always, I have seen sellers list their homes with agencies/realtors not in their area. If I lived on one side of the state, I would not use a realtor from a part of the state that was more than 1/2 hour away from where I live.
I've noticed when sellers do this, they don't get the FULL representation that they deserve. I've seen MLS sheets with the wrong information, and not all the information filled in correctly. Once there was a condo listed in Cromwell Hills, in Cromwell CT that had the court name for the complex name for example. A realtor that has a buyer that is looking for that complex and puts this in for a criteria, it would not come up. Therefore this seller didn't get full exposure. If they are dealing with family or friends, or promised someone they would work with them, they are getting the short end of the stick.
What I am basically getting at is, would you buy a car out of state, and keep bringing it back there for service? So, why rely on a realtor/agency that is not in the area you wish to sell in? Or for that matter buy in?
