We all realize that right now it is a perfect time to buy. The inventory is at an all time high, and the prices along with interest rates are at a record low. It might be hard to believe, but this has also been stated on the news.... from time to time.
I have a few listings, and ALL of them have a 24-hour notice on them under showing instructions. My clients want this time for many different reasons. For example, one of my clients is a senior citizen, and he needs just a little more time to get things ready, and himself out the door before someone comes to show the place. Another has small children and would like the opportunity to make sure everything is in perfect showing condition before someone comes to take a look at it.
I realize that buyers are anxious and if they are in the area looking at a home, they might wish to take a look at my listing as well. However, I beg to differ that it is all right to call me when they are sitting in the driveway requesting a showing. I try to be polite and inform them that there is a 24-hour notice, but will try to see about getting them in. For the most part this does not happen. Trying to track down the seller for an instant showing is sometimes next to impossible.
If the buyer IS REALLY INTERESTED in seeing a home, whether it be mine or someone else's, why can't they wait and follow the showing instructions. With all the inventory out there, most likely the home they wish to see will be available for them to view when all parties are in agreement on the time.
