When sellers have come to me to give them my opinion about renovating/or improving their homes to increase the property value before they list their home to sell. I usually recommend that they bring it up to *show worthiness* by putting their best foot forward, and do some improvement projects, for this can increase the resale price of a property. However, to replace kitchen cabinets, or model bathroom for example I strongly suggest that they don't. For it is impossible that the high costs of these repairs can be recovered upon selling. Especially in this market, being a buyers market.
If a clients asks me whether they should remodel their kitchen or bathroom or put on an addition, knowing that they just moved in and plan on staying in their home for at least 5 years, then making these upgrades will not only increase the value of their home, but they will get to enjoy their efforts as well. Upon selling down the pike, your upgrades will make your home more marketable and appealing to potential buyers. Some other things to consider that aren't that expensive, but have a great impact on buyers is painting. If it has been a while, a fresh coat of paint can turn a room completely around. Shampooing rugs is another way of freshing a room. Changing knobs on cabinets can also change the appearance of a kitchen or bath. One piece of advice I have always given, is clean up the clutter. LESS IS MORE. It makes the rooms look bigger, and you have less to pack when it is time to move.
I always say, the seller should put themselves in the potential buyers shoes and focus on improvements that aren't costly. Be conservative, but invest wisely. As you know, not all improvements/upgrades need to be expensive to make an impact.
