I recently had clients that fell in love with a home in Middletown, CT. After looking at it twice they put in an offer. The offer was twenty thousand less than what the property was bought for in 2006. My clients are smart, and knew that the value has gone down, and didn't think this would be a bad place to start. Granted they still had to sell their home, and put in a Hubbard, knowing this might be a deterrent. The offer was flatly rejected by the sellers.
After thinking things over, and waiting over a week, they put in another offer increasing their price by 12K, and still having the Hubbard. There was no counter offer; once again it was FLATLY rejected.
My clients' home has since been put under deposit and will be closing in a month. I called the other realtor, and spoke with her explaining my clients current situtaion. I asked if she could check with her clients on this property in Middletown that my clients are interested in, if another offer was submitted with NO Hubbard Clause, would her clients entertain an offer?
It has been 2 weeks, and this realtor has never gotten back to me. The home my clients are interested in is still active and has been on the market close to 90 days. The price has never been reduced, and is sitting there.
They are looking now at other homes, and are wondering why the sellers never come back with a counter offer, and why hasn't the seller's realtor returned my call? Ultimately the difference in the offer and the listing price is $18k (with no Hubbard Clause), to me this isn't an insult, and isn't something better than nothing? Do these sellers really want to sell?
